MCC Update – November 2024

The project, now in RIBA stage 3, is proceeding at pace with numerous meetings addressing a myriad of topics taking place but, as is often the case with construction projects, the contractor has experienced some delay in getting all the quotations needed from the various sub-contractors in order to confirm the overall project cost. The contractor is therefore currently working with prospective sub-contractors to confirm pricing and also to investigate options for further reductions in costs – in so far as this is possible.

The design is fundamentally as shown at the information event in July 2024, although there may be some small changes in order to achieve possible cost savings, most of which will not be apparent to the casual observer. This exercise has meant that the planning application is now likely to be submitted in early November 2024.

Once we have agreement on what is known as stage 3 costs, we will proceed into the next stage (RIBA stage 4). This involves specifying every detail of the build including such things as the colour of the walls, type of taps in the toilets, etc.  At the end of stage 4 there is a further costing exercise, which, due to the competitive nature of the sub-contractor procurement at that time, could result in additional savings, which is then used as the basis for the actual build contract.
